BER Energy Rating

What is BER?

A BER is short for Building Energy Rating. The BER survey consists of a room by room inspection, taking floor and wall area measurements, identifying heating/cooling systems, lighting systems along with collecting photographic evidence of what’s on site. Access to all areas is required.

Why do I need BER?

A BER is required by law if you are selling or renting a property.
Failure to do so can result in a fine and you will not be able to complete the sale until a certificate is produced.

What does it cost?

Prices are quoted based on a number of factors, property type, size and number of extensions.

How long does it take?

The survey on the property takes about 1 – 2 hours depending on the size and complexity of the property. All of the data collected is analysed and entered into the software which will then produce the BER rating and cert. The cert is normally processed within a couple of days and sent to the client.

BER Certificate

The certificate contains the following information:

The building name and address, a BER number, the date of issue, the date until when the BER is valid, the BER assessor number and the BER assessor company number. The BER cert is valid for 10 years from the publication date.

How can I get a BER report for my house?

A BER is carried out by specially trained BER assessors, registered by Sustainable Energy Authority of Ireland (SEAI).
